Rochester, Snipatuit Pond Estates: Vacation at Home

This post-and-beam, contemporary home with approximately 5000 square feet of living area was built in 1992 on one of only three, estate, waterfront lots in Snipatuit Pond Estates. As you enter the circular driveway, one notices the beautiful, professional landscaping and peeks of the water, beyond. This home has character built-in with every detail. The front stairs are granite and the front door has side-lights. The entrance foyer has cathedral ceilings at least 22 feet high, with exposed oak beams. The wide, oak staircase to the second floor is a focal point from the foyer and one looks upward to take-in the Nantucket bridges above that look down to the foyer and entrance. Off the foyer, to the right, are oak, French doors that lead to double-parlors with enough space for a grand piano, and two separate seating areas. This area has oak floors, exposed oak ceiling beams and several windows to take advantage of the southern exposure. Through a second set of French doors, the parlors open to the central, family room. This room has a gas fireplace with granite surround, and access to the 3-season porch, back deck, and huge eat-in kitchen/dining room.

The kitchen, with access to the back deck, overlooking the water, has a large dining area with enough room for a banquet table and cupboards, separated from the working, kitchen prep areas by a long, granite counter. This counter has the sink and dishwasher and provides lots of storage. A second, granite, semi-circular counter, with room for four bar stools, holds the cook-top. Wall ovens are to the right. And the refrigerator and more storage cabinets are to the left. This kitchen, alone, is the size of some apartments in city buildings. To the right of the kitchen is another front entrance, off the farmer’s porch, a full bath, the laundry room, access to the garage with its walk-up to another recreation room, a second set of stairs to the lower level, and a back door to the yard.

Up the wide, oak front staircase to the left are two, corner bedrooms, each with a walk-up loft area, ideal for kid sleepovers or special, hiding places. These bedrooms are served by an updated, full bath with granite sink and wood vanity, and a tub/shower. To the right of the landing is the double-sized, green bedroom with walk-up loft. This is a delightful room, fit for any teenager or youngster who enjoys lots of closet space and room for twin beds.

The master suite is just beyond. It features two walk-in closets and a luxurious master bath with skylights, marble floors, jetted tub, separate, tiled shower, and double, granite vanities. This room has its own balcony over-looking the water as well as large, picture windows to take in the view. Like the other bedrooms, it too has a walk-up loft area, handy for extra storage.

From the front foyer, to the left of the staircase, are stairs to the lower level where there are another five, finished rooms. Used as an in-law set-up, there is a full kitchen with sink, refrigerator and electric stove, a full bath with walk-in shower, a large bedroom with closet and above-grade windows, and a large living room with windows and its own, direct door to the outside. This door can be accessed by driving over the gravel driveway to the right of the circular front driveway.

From the living room of the lower level is a door to the mechanical room which holds the heating system, FHA, by natural gas. This room leads to an exercise room, again with access to a back door directly to the yard, as well as to the home- office room. This room has its own staircase directly to the back hall, off the kitchen. The main house has a private way of using the exercise and office rooms without ever bothering the in-law resident.

The beauty of this home is best seen from the back yard, looking at the elevated building, framed by its fieldstone, sea-wall. The back yard leads to the pond via a path in the woods and by accessing the property’s privately owned dock to the water. This lot has over 330 feet of water frontage on the pond and is perfect for the fisherman, water skier or boater. Snipatuit Pond is a full recreational pond, over 3 miles in diameter. The Snipatuit Pond Estates Subdivision has its own, residents only, beach with a sandy, swimming area. Residents of Rochester also have access to Marion’s town beach, on the ocean. Ideally situated, this Rochester home is only minutes to Routes 24 or 495 for easy commuting to Boston, Providence or Cape Cod and enjoys the ORR School
